Nestled in the heart of Waller County, Hockley, TX is quietly transforming into one of the Houston area’s most promising up-and-coming communities. A Real Estate Market on the Rise
Hockley’s housing market is buzzing. In fact, new homes account for a staggering 76% of single-family home sales, according to the Houston Association of Realtors (HAR). Best-in-class builders are reshaping the landscape with thoughtfully planned communities and homes that blend modern living with timeless design.
Our family recently purchased a beautiful home from Chesmar Homes, and we couldn’t be happier. From the solid structural design to their fresh, modern finishes, Chesmar stood out from the moment we walked in. It was a top contender—and now it’s our dream home.
Major communities like Dellrose, The Grand Prairie, Jubilee, Cypress Green, Stone Creek Ranch, and Attwater are drawing in new residents with thoughtfully designed amenities, parks, and homes for a wide range of buyers.
Booming Jobs and Big Business
The momentum doesn’t stop at housing. Hockley and the broader Waller County area are experiencing explosive job growth. Over the past three years, around 1,000 new jobs have been added—and the pace is only picking up.
In 2026, Grainger is set to open one of its largest distribution centers at 1.2 million square feet near Hwy 290 and Roberts Rd. This massive project is expected to bring 400+ jobs to the area.
Meanwhile, HEB is making a bold move with a new 500-acre distribution campus, which will be developed in phases to support their expanding supply chain. And in a major win for local manufacturing, Tesla is bringing a Megapack battery storage manufacturing facility to Brookshire, expected to create approximately 1,500 jobs.
Education Is on the Move
As a parent, I know the quality of local schools is a top priority. That’s why I’m excited about the incredible growth happening in Waller ISD. Between February 2024 and 2025, enrollment rose by 7.4%, and projections suggest the district could triple its student population within the next decade.
Waller ISD now serves over 10,000 students across 10 campuses, including the newly opened Lowe and McReavy Elementary Schools. There’s more on the way, with plans for a multi-school site in Jubilee, future schools in The Grand Prairie and Wildrye communities, and continued investment in educational infrastructure.
We’re also proud to be just minutes from Prairie View A&M University ("You Know!"), a highly respected HBCU that enriches the area with culture, academics, and pride. In addition, Blinn College is expanding into Waller with a brand-new campus at 29638 FM 2920, offering both academic and workforce training programs. Blinn will also continue providing courses in partnership with Waller ISD.

I love hopping over to Cypress for a bite or a bit of shopping, and then retreating to our calm and cozy neighborhood in Hockley.
